A building plan app that prices the job as you draw
Most “building plan” and floor-plan apps stop at a pretty picture. Toolie works the other way round: you sketch the job, and the drawing becomes the scope, a priced NZS 3604 quote and a dimensioned plan — all from the one outline, on your phone, on site.
Two ways to capture the job: draw it, or trace a photo
- Draw it. Sketch the footprint freehand and the lines auto-straighten into clean, editable edges — or drop in rectangles, circles and lines. Tap any edge to type its real length; add piles, posts, joist hangers, downpipes, doors and windows.
- Trace a photo. Photograph the deck, room or site, tap the four corners of something you can measure (a sheet of ply, a doorway) and type its real size — Toolie calibrates the whole photo to real metres so you can trace straight over it.
It works in two planes: a plan footprint for area and perimeter, and an elevation face for runs and heights (retaining walls and fences).
From a sketch to a NZS 3604 quote
The drawing carries its true area and perimeter — an L-shaped deck quotes at its real 27 m², not its 36 m² bounding box — straight into the NZS 3604 take-off. Toolie sizes piles, bearers, joists and fixings, applies wind and coastal site intelligence from the address, and prices it off a real NZ QS pricebook. Counts you drop on the sketch (piles, posts) flow through to the quote.
From a sketch to a dimensioned plan
Toolie then draws a plan that matches what you sketched — decking boards and joists clipped to the footprint, slab mesh and control joints, or an NZS 3604 pile grid — with your real edge dimensions, doors and windows labelled. Useful for the client, the crew and your own take-off.
Honest about what it is
These are fast, accurate working drawings for quoting, scoping and site use — not council-consent documents. The plan reflects the shape you sketched and the measurements you typed.
On site, offline, on your phone
The whole thing runs offline in the field and autosaves, so you can scope a brand-new client job from the ute with no signal. Re-open a saved job later and every edge is still typed to its real length.

Common questions
Is Toolie a building plan app?
Yes - you draw the job outline (or trace a site photo) on your phone and Toolie turns it into a scope, a priced NZS 3604 quote and a dimensioned plan. It is built for NZ builders, not for drafting council-consent documents.
Does the sketch become a quote?
Yes. The drawing carries its true area and perimeter straight into the NZS 3604 take-off, which Toolie prices off a real NZ pricebook - counts you draw (piles, posts) flow through too.
Can it draw NZS 3604 framing plans?
Toolie generates dimensioned plans that follow NZS 3604 conventions - pile grids, joists and decking layouts, slab mesh - matching the shape you sketched. They are working drawings for quoting and site use, not consent documents.
Can I trace a site photo?
Yes - photograph the area, tap four corners of something you can measure and type its real size, and Toolie calibrates the photo to real metres so you can trace straight over it.
Does it work offline?
Yes - the sketch tool, scope and quote all work with no signal on site and sync when you are back in range.
